Roof inspection services for Norman and Central Oklahoma homes

A comprehensive look at the roof and the attic underneath it: moisture, structure, flashing, ventilation, and the gutters. A plain answer afterward, whether that answer is a repair or nothing at all.

Chapter 01

What a real inspection covers

A roof inspection from us isn't a walk around the yard with binoculars. It's a comprehensive visual inspection of every plane and penetration, advanced moisture detection where the surface looks fine but the decking underneath might not be, structural integrity checks, a thorough attic examination, a look at the gutters and downspouts, and flashing and sealant inspections everywhere two different roof parts meet.

Flashing and sealant do more of the actual waterproofing on most roofs than the shingles themselves. A chimney, a skylight curb, a wall intersection: those are transitions, not flat field, and a transition is where a roof fails first. That's why we check them by hand rather than assuming they're fine because the shingles around them look new.

The attic tells the truth

We go inside the attic because that's where a roof tells the truth about itself. Daylight coming through a gap in the decking, damp or discolored sheathing, rusted fastener tips poking through from the underside, insulation that's compressed or stained, and soffit vents blocked by paint or insulation are all things you can't see from a ladder outside, and all of them mean something.

Blocked soffit ventilation is the one people are most surprised by. A roof that can't breathe traps heat and moisture against the underside of the decking year round, and that shortens the life of a roof that otherwise looks brand new from the street. We check airflow at the same time we check for leaks, because the two are connected more often than homeowners expect.

Chapter 03

What you get afterwards, and what happens if it is nothing

After we finish, you get a plain answer about what we found and what, if anything, needs doing about it. Sometimes that answer is that the roof is fine and no work is needed right now, and we tell you that just as readily as we'd tell you it needs a repair. An inspection that always finds something to sell isn't worth much to either of us.

We've been reading Norman and Central Oklahoma roofs since 1969 as a licensed and insured contractor, License #: 80000246, and a straight answer, even a boring one, is part of what keeps people calling David Fries Roofing at (405) 360-4772 for the next inspection instead of guessing on their own.
